Forensic Experience
Mr. Pirch brings to his Forensics practice 35 years of mechanical systems design experience, spanning virtually all facility types including high rise hotel and office, commercial, hospitality, critical facility, health care, industrial facilities, and central plants.
Representative Forensic Projects
Mr. Pirch performed analysis and wrote expert reports for the following cases:
Mold in Air Handlers and Ductwork, Lack of Adequate Maintenance
Investigated maintenance conditions contributing to mold growth at various facilities including high rise structures, food production and industrial complexes.
Detention Center Construction Delay Claim, Fire Alarm and Smoke Control
Analysis of new high-rise detention center for completeness and accuracy of fire alarm and smoke control device design. Missing and relocated device redesigns were tracked as these changed during construction, with technical causes for changes evaluated regarding applicable code and performance requirements.
Central Jail Construction Defects Claim
Mechanical and plumbing systems were inspected for compliance with construction documents and code requirements, with acoustical issues of jail cell air distribution, laundry clothes dryer makeup air transfer, and other issues evaluated and tested for performance to standards of the industry.
Construction Defects at a Resort Expansion
Central plant chilled and hot water system designs evaluated to resolve campus distribution hydraulic problems. Solutions offered to resolve designs and repair conditions to avoid a lawsuit
Elementary & Mid-School Construction Defects
Investigated refrigerant pipe sizes and outside air systems at classroom air conditioning systems for improper installation creating indoor air quality problems and failure of system compressors.
Sports Arena HVAC Pipe Construction
Evaluation of construction documents that allowed a defective chilled water pipe type to be installed that failed in later years.
HVAC Control Valve Leaks
Investigation via laboratory testing of leaks at VAV box hot water control valves, with allocation of liability between defendant and plaintiff.
Cooling Tower Failure Due to Leaks
Evaluation of water leaks at an existing cooling tower and how water treatment and maintenance contributed to leaks.
Clean Room Quality of Construction
Managed a team of architectural and electrical experts inspecting nearly-completed clean rooms for completeness and compliance with industry standards; prepared cost-to-complete estimate.
School District HVAC Construction Defects
Evaluated project documentation ten years after construction completion to establish allocation of repair costs to HVAC installations for a school campus.
Construction Document Constructability Peer Reviews for Mechanical and Plumbing Systems
Projects have included high-rise condominium complexes, a state of the art sports arena, and others.
